The Common Elements Committee (CEC) is responsible for reviewing the condition of various physical structures owned by the Property Owners Association and providing recommendations to the Board of Directors about the need for remodeling or replacement initiatives which the committee believes should be undertaken. These “structures” include the beach bathhouse and accesses, most (but not all) neighborhood signs and lighting, and the Food Lion fence. (Note: The Sound Access Committee provides recommendations for the Sound Access structures.)
Roads, including underground utilities, are not under the purview of the CEC. They remain the responsibility of the Town of Nags Head, public utility companies, and, in some cases, VNH Community Associations.
The VNHPOA regularly invests in a Replacement Reserve Study that serves as the primary basis for review and planning by the CEC. An independent consulting firm refreshes this Reserve Study every 2-3 years.
Current Major Projects:
- Relocation of the Village at Nags Head mailboxes. This initiative is being managed by an ad hoc Mailbox Subcommittee and is currently in the planning, permitting, and approval phase. Construction is currently anticipated in 2024.
Future Projects Under Consideration:
- The Ocean Bathhouse replacement is currently envisioned in the 2035-40 timeframe.
