Any new construction which permanently changes the exterior appearance of your house requires review and approval by the VNHPOA Architectural Control Committee (ACC) BEFORE you commence the project. Examples of projects requiring review and approval include exterior painting of your house (even if it is the same color), renovations, additions and\or alterations, adding a pool, and significant landscape or hardscape changes. As you begin planning for your project, be sure to review the 7th Amendment to the Declaration for Development Standards for specific requirements relating to your project. Why is Architectural Review of ALL Exterior Projects Essential?
Strict architectural standards in our community help maximize property values for everyone. When The Village at Nags Head special planning district was created, it was deemed important to keep our community stylistically in keeping with the “Old Nags Head Style.” This objective continues to be in the collective best interest of property owners today. When our community was created, the Town of Nags Head established architectural covenants consistent with this objective. The by-laws of The Village at Nags Head Property Owners Association require the establishment of the Architectural Control Committee to maintain appearance standards in all neighborhoods and commercial establishments within the community. The VNHPOA adopted and recorded in the court its Development Standards (currently in the 7th amended version) which define these appearance standards. The ACC adheres to these Development Standards to review requests for construction and alterations to homes and commercial establishments in the Village. The following documents guide you through the architectural review process. (Note: Exterior paint colors not on the approved list may be submitted for consideration. The Architectural Control Committee meets the 3rd Monday of every month to review applications for exterior changes to your property. If you live in the Ridges, Marsh Links, Linkside, Reflections, or Captains Watch, you need approval from that Association PRIOR to submitting your application to the ACC.
